Titans: Your best bet is to phone up some of the Dance Studios or Dancing Schools in your area and find out what they do to maintain their hardwood dance floors. I'm not much of a dancer, but I know that hardwood is the material of choice to make dance floors out of because it has just the right amount of "spring" to it. Anything softer would be hard to dance on (think of walking in beach sand) and anything harder tends to cause joint and muscle pains in the dancer's feet and legs.

if the floor was coated with an oil varnish containing aluminum oxide, that's about as hard a field-applied finish you can get. not like a manufactured floor on which aluminum oxide can be applied directly, not floating on top of a curing varnish base, but pretty good. wood floors do not need to be waxed. a fully-varnished floor can be gently washed with a water/vacuum tool like Hoover's Floormate. can be dicey with some engineered floors, because they may not be coated fully on all sides. be very cautious if the final finishing used a water-based polyurethane. they still haven't gotten the "white stain" problem out of the product, and standing water is not good for those floor coatings. sig: if this is a new economy, how come they still want my old-fashioned money?
