In some places there has been water damage, which has presented as some loose seams and slight cupping of boards. as i have never done floors before I was hoping for input on how to proceed.

I highly recommend hiring this out to a flooring pro. They have all the right equipment to do this correctly and quickly. If you trade off the cost of renting the right equipment and the extra time that your entIre house will be off-limits due to redoing the floors, it makes sense to let the pros do their thing.

While it can vary by area of the country, you are looking at about $3 per square foot to sand and refinish hardwood floors.

Agree w/Jaybee here. I've done two myself and had others done by a pro, and the difference is dramatic. Especially with the cupping and shrinkage, it will be very difficult as a diy project.
