        would this be a good project for my money Sign In/Join

        I currently have a 1500 sq ft home single level, 3 bedroom two bath with two livingrooms. One of the things I want to do is remodel the bedrooms to give us a forth bedroom yet still have the two livingrooms. My husband thinks it will lower the value of our home.

        Currently the rooms are 11 ft X 13 ft with 4ft 5in X 6ft closet and 11 ft X 11 ft with 4ft 5in X ll ft Closet between them.

        With a design software I was able to play around to get three bedrooms with dimensions 11 ft X 9 ft, 11ft X 8ft 6 in and 11ft X 8ft 10in. each having a 3ft by 3ft closet.

        Husband thinks with the small rooms the value would go down. I think by having more rooms the value would go up.

        Would this be a good project for my money?

        The first question is: Do you need 4 bedrooms for your use? If so, and if those bedroom sizes are large enough for you AND you plan to stay in the house for at least a few more years - then it's worthwhile.

        Now, if you are just doing this to help sell the house then it's a waste of time. I would suspect that 4 small rooms will not be as valuable as 3 larger rooms. On top of that, you have your remodeling costs to turn the 3 bedroom into 4. You can not recover anywhere near 100% of the remodel cost (it's usually closer to 60%). Which means that if your goal is to sell then you are better off selling the existing house at a reduced price then remodeling and netting even less money.

        However - I think the best advice source overall would be to talk to a local real estate agent about the value of a 3 bedroom vs 4 bedroom in a 1,500 SF house.
